What is hedonic estimation and how does it work?
The hedonic appraisal is the most widely used method of real estate valuation in Switzerland. It calculates the market value using statistical models that break down a property into individual value-determining features - such as location, living space, year of construction, number of rooms and furnishings. These characteristics are compared with current transaction data. The best-known model comes from IAZI and is also used by banks to value mortgages. What documents do I need for the assessment?
